Summary:
Our HVAC Technician performs skilled, complex work relating to the repair, maintenance and installation of heating, ventilating, air-conditioning and refrigeration equipment/systems.

Position Requirements Essential Job Duties:
Coordinates with assigned supervisor and/or other trades for the purpose of completing projects and work orders efficiently.
Informs personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action and/or complying with building and safety regulations.
Performs routine and preventive maintenance as needed for the purpose of ensuring the ongoing functioning of HVAC/R systems.
Installs heating, air conditioning and refrigeration equipment for the purpose of providing enhanced and/or upgraded capabilities.
Diagnoses cause of problems and/or failures in heating/air conditioning/refrigeration systems for the purpose of identifying equipment and/or systems repair and/or replacement needs.
Inspects HVAC systems and their components (e.
g.
heating units, building exhaust fans, ventilation units, boilers, etc.
) for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance.
Repairs heating, air conditioning and refrigeration systems and/or components (e.
g.
pumps, motors, air handlers, fan coils, piping, kitchen equipment, etc.
) for the purpose of ensuring a comfortable living and working environment.
Requests equipment and supplies for the purpose of maintaining inventory and ensuring availability of items required to complete the necessary installation and/or repair.
Prepares written materials (e.
g.
repair status, activity logs, etc.
) for the purpose of documenting activities and/or conveying information.
Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns.
Responds to work orders and assists with other facilities related projects as assigned and as staffing needs require.
Assists, during winter, with snow removal efforts.
Serves on security detail when assigned.
Follows established protocol for responding to and documenting community concerns.
Utilizes time in efficient manner, completing duties in timely fashion.
Participates in the orientation and development of new employees.
Maintains skills and competencies utilized in work areas.
Performs other related duties as assigned for the purpose of ensuring the efficient and effective functioning of the work unit.
Other Duties:
Participates in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and/or gathering information required to perform job functions.
Reports all incidents/accidents immediately.
Reports all unsafe/hazardous conditions equipment immediately.
Assures that established safety regulations are followed at all times.
Recognizes unsafe conditions and takes action or reports conditions to supervisor.
Maintain confidentiality of all pertinent resident care information to assure HIPAA policies are followed and resident rights are protected.
Respects and maintains resident confidentiality.
Follows all aspects of Standards of Conduct and Corporate Compliance.
Utilizes proper use of body mechanics and personal protective devices.
Meets or exceeds internal and external customer service expectations and promotes the continuous improvement philosophy of the department and community.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
